Your home or commercial property will soon be photographed and possibly filmed

This moment largely determines how the property will be presented online and therefore how potential buyers or tenants will experience it. It also directly influences the chances of achieving an optimal transaction.

With the guidelines below, we ensure a presentation that feels right. We kindly ask you to review these carefully and make sure the preparations are followed, so we can work efficiently on the day of the shoot.

The interior shoot

We will assess together whether each space is presented in the best possible way. Minor adjustments can be made on site, but proper preparation in advance creates calm, clarity and the best visual result.

General tips

General tips:

  • Please tidy up as much as possible. Anything that does not serve as decoration should be out of sight, such as laptops, coats, cleaning items and especially loose belongings.
  • The more calm and uncluttered the image, the better, while still maintaining a sense of atmosphere. Personal items such as photographs are best removed.
  • Try to hide visible cables as much as possible. In some cases, it may be better to unplug devices and conceal the cables completely.
  • Check that all lighting is working and fix where necessary, especially spotlights. It is important that all lighting in every room works.
  • If possible, place furniture a bit more openly; a spacious layout works better than a crowded one.
  • Limit accessories such as cushions and throws, as we aim for a calm overall look.
  • Flowers or subtle styling can work very well.
  • Avoid bright colors that draw too much attention.

  • Remove all shoes, umbrellas and other personal items
  • Leave a maximum of 3 coats in neutral colours hanging up

Kitchen tips

Kitchen tips

  • Keep the countertop as clear as possible.
  • Make sure the hob is clean.
  • Remove most loose items, such as magnets on the fridge.
  • Check whether all lighting is working, for example in the extractor hood.

  • Place a maximum of one neatly rolled toilet paper roll
  • Remove the loose toilet brush or cleaning products from sight

Bedrooms tips

Bedrooms tips

  • Keep the space as empty as possible, with loose items stored away
  • The bed should be neatly made with proper bedding
  • No clothing should be visible

Bathroom tips

Bathroom tips

  • Limit visible products to a few well chosen items
  • Towels should be minimal and neatly presented
  • The space should feel fresh and well maintained

Elevated photography

For the exterior, we may also use elevated photography to capture both the property and its surroundings more clearly.

Drone footage

From the air, not only the property itself but also its location, layout and surroundings are clearly visible. This gives potential buyers an immediate, comprehensive view and a stronger first impression of the property and its location.

Elevated photography & drone footage

  • Please ensure that the garden and outdoor areas are tidy, with the lawn mowed and plants well maintained if applicable.
  • Windows and doors should be closed
  • Remove items such as bins, bicycles or other loose objects from view
  • If possible, avoid parking cars directly in front of the property, including on a private driveway

360-degree photography

360-degree photography provides a complete view of each space and is often used for virtual tours.

  • Make sure you prepare in the same way as you would for interior photos
  • Turn on all the lights to create a beautiful, even glow

property video

A video focuses more on the emotional experience of the viewer. It is not only about the property itself, but also about the use of music, the way shots are captured and the final editing.

In case of a presented property video, we always look for a creative and distinctive angle.

The video consists of several short clips from each room, which are edited together to form a single piece.

Tips video:

  • It is best to have all lights switched on during filming
  • Avoid flickering lights, for example caused by dimmers, as these are very noticeable on video
  • Keep the spaces calm and consistent

 What makes the property unique? This could be a great local bakery around the corner, the proximity to a beautiful nature area, a quiet garden within a lively neighbourhood, or a particular view from one of the windows. We would appreciate receiving this input as soon as possible so it can be incorporated into the video concept. 

The video consists of multiple short shots per space, which are combined into one cohesive result.
