Is an appraisal mandatory when purchasing or selling a property?

There is a lot to consider when purchasing or selling a property. In some cases, there could a be a need for an appraisal, but is it mandatory? The answer isn’t straightforward and depends on different factors.

In the Netherlands, it’s not required by law to have an appraisal done when selling a home. However, it can be strongly advised, especially in the following situations:

  1. Mortgage application
If the buyer needs a mortgage to finance the property, the lender will usually demand an appraisal to have the property’s value documented. This is to ensure the loan is proportionate to the value of the property.
  2. Selling price
As seller, you want to set a realistic price that does justice to the value of your property. An appraisal can help to give an accurate estimate of the value, ensuring a fair price for your house.
  3. Negotiations
An appraisal can serve as an objective base for negotiations between buyer and seller. It can avoid any disputes regarding the value of the house and help both parties come to a fair agreement.

In short, although an appraisal isn’t mandatory, it can be very important when selling a house. It offers ensurance for both buyer and seller and can help the proces run smoothly. Always consider the advantages of an appraisal for buying or selling a property.
