Comfort
This package mainly relieves you of the financial and administrative work relating to your property. It’s important that these tasks are conducted accurately, ensuring that you always have up-to-date and full insight into how things stand.
The following tasks are included in this package:
- Financial management
Invoicing, administration and collection of your rent and monthly delivery of a financial statement. Calculation and timely implementation of correct rent increases. Professional correspondence with your tenant(s) and other bodies. Drawing up and signature of addenda, terminations and notices. - Termination of tenancy agreement
If a tenant terminates a tenancy agreement, we check the terms and conditions and confirm these to your tenant. Interhouse then schedules appointments with your tenant to conduct both a preliminary and end inspection of your property. - Settlement of tenancy agreement
During the thorough end inspection, Interhouse takes care of tasks such as receiving the keys and noting meter readings. In the case of damage and/or arrears, we ensure that these are settled correctly. If necessary, we arrange for the property to be cleaned professionally. Interhouse reimburses the deposit based on a transparent statement listing any expenses. - Finding a new tenant
Immediately after the tenancy agreement has been terminated and on your approval, we seek a new high-quality tenant for your property in good time to avoid it standing vacant. - Technical management and emergencies
The Comfort package does not include technical management or dealing with any emergencies on a 24/7 basis. You need to conduct these tasks yourself and have direct contact with your (international) tenant. - Fee
Our fee for the tasks included in the Comfort package is one month’s gross rent, excluding VAT, for renting out the property, plus 4% of the gross month’s rent for financial and administrative management, excluding VAT, with a minimum amount of €42.50 per property per month. - Important
This service will probably mean that you do comply with the criteria set by the Dutch tax authorities for a box 3 investment, as you are barely to minimally conducting active asset management. This depends on the number of properties you own and how technical management is conducted.
Full-service
This package really contains everything you need for complete relief from the burden of managing your property. In addition to all the financial and administrative work included in the Comfort package, this package also devotes close attention to the sound technical condition of your property (or properties). We receive and solve all technical notifications from your tenant, including via our 24/7 emergency service. This is first-rate real estate management and guaranteed to be box 3-proof. It’s no coincidence that this is the most popular package.

Our fee for the tasks included in the Full Service package is one month’s gross rent, excluding VAT, for renting out the property, plus 6% of the gross month’s rent for financial, administrative and technical management, excluding VAT, with a minimum amount of €50.00 per property per month. - Important
This service means that in principle you comply with the criteria set by the Dutch tax authorities for a box 3 investment, as you are not conducting active asset management. This avoids your rental income being taxed in box 1 instead of box 3.
GARANTUE
Our Full Service package provides complete relief from the burden of managing your property. This contains all the elements of the Comfort package but with one very important addition: full technical management of your property, including a 24/7 emergency service. This means high standards can be maintained at your property, ensuring that your tenants are kept satisfied. There’s a reason why most landlords go for this option.
This package includes the following:
- Property registration
We look forward to making an appointment to get to know you and visit the property to be let. - Letting advice
We advise you on e.g. lettability, the going market rate, any adjustments to the property, the risks, ins and outs of the (regional) rental market, all based on over 20 years’ experience.; - Mediation agreement
We conclude a mediation agreement with you in which we set out everything that has been agreed. - Presentation
We compile a professional, bilingual presentation on the property to be let, including a (semi-) professional photo report and video if applicable. - Advertising
We advertise your property on a large number of (international) websites, including Funda, interhouse.nl and Pararius. We also advertise it on a range of social media, in expat communities and our network of relocation agencies and multinationals. - Letting tasks
We match your property to those seeking properties and deal with responses from interested potential tenants, first conducting a quick scan. - Selection
We select high-quality (expat) tenants and arrange viewings. - Viewings
We arrange and conduct viewings of your property with interested, suitable candidates. - Negotiations
If a candidate is seriously interested in renting the property, we negotiate on your behalf with the clear aim of agreeing the most favourable conditions for you. - Screening
Potential tenants undergo an extensive screening process. Via the Interhouse HuurZeker Check, we conduct checks on creditworthiness, rental history and the authenticity of the data provided, including (international) ID. In addition to these tools, we conduct an online and social check and ask pertinent questions during a face-to-face meeting. - Drawing up the correct type of tenancy agreement
We draw up the correct type of high-quality, customised tenancy agreement, including corresponding terms and conditions, if applicable also in an English version. These documents are drawn up and under constant review by our partner and leading tenancy law firm in the Netherlands, Hielkema&Co in Amsterdam. - Arranging signature
Once the content of the agreement has been approved by both parties, we ensure that it is signed by all parties without delay. - Delivery including inspection
We are present on delivery of the property to the tenant and make a detailed record of the property’s condition at the start of the tenancy period. We do so by compiling extensive photo and inspection reports. - Property management
Interhouse Vastgoedmanagement acts as administrative manager throughout the tenancy agreement. We collect your rent, conduct the corresponding administration, calculate correct and timely rent increases, issue periodic financial statements and conduct correspondence with your tenant(s) and other bodies. In addition, we draw up addenda, terminations and notices and ensure that these are signed. - Termination of tenancy agreement
We check a tenancy agreement on its termination. Next, we arrange preliminary and final inspections with the tenant. - Settlement
We take back all the sets of keys, settle any damage or arrears, reimburse the deposit and if applicable arrange for the property to be cleaned professionally. - Finding a new tenant
Immediately after the tenancy agreement has been terminated and on your approval, we seek a new high-quality tenant for your property in good time with the aim of avoiding it standing vacant. - Technical management and emergencies
Our Full Service package includes technical management and a 24/7 emergency service. The (international) tenant reports any problems or emergencies to Interhouse, which then arranges for a solution and for any work to be scheduled, conducted and settled with third parties and your tenant. - Vacant periods and defaults partially covered
If your property stands vacant, Interhouse pays you a maximum of two months’ last applicable rent per change of tenant and in the event of default a maximum of one month’s last applicable rent. - Fee
We charge a customised fee for our Guarantee package. Our fee takes the form of a monthly percentage of the amount of rent to be collected. All the tasks listed are included in this fee. - Important
