How does a viewing work?

A viewing, for us, is a mandatory step in the rental process. We want candidates to see the property so they know about the space, the utilities, the state the property is in and the terms and conditions surrounding the rental agreement. A house has to become a home, and the feel of a property is an important factor. You want to be able to feel the space, see the natural lighting or the view and even the smell of a property plays a role. These aren’t things you can grasp from the pictures online or reading the the advertisement. It’s also one of the most important parts of our service to our cliënt. On paper, anyone can be the “ideal candidate”, but what are they like in real life?

Well-informed decision

We limit the number of candidates for each viewing round to 4-5 persons. That way, everyone has a controlled experience. The realtor has the oppertunity to spend with each candidate and can answer each specific question. For candidates, this means they can focus on the property and getting the right information needed to make a well-informed decision.

The importance of relevant information

During the viewing, our realtor will guide the candidate through the property and provides them with information on the lay-out, amenities and specifics of the propertyy. This approach decreases the chance of unpleasant surprises after the fact. A property can simply seem different online than it is in real life. Perhaps there have been alterations that aren’t visible in the pictures. A viewing removes any possible doubts and makes everyone aware of the situation as it really is. This relevant information ensures that everyone knows what they’ll be signing up for. The legal aspects surrounding the tenancy agreement are explained, so everyone is aware where their rights and responsibilities lie.

Impression of the candidates

Viewings are the perfect time for the realtor to get an impression of the candidates. Through the conversations during the viewing, the realtor can find out more about the person outside of the information provided by them beforehand. Another way in which the information on paper can be different from the person in real life, and this can also influence the landlord’s final decision. These impressions, together with the information on paper, are discussed with landlord. All these factors weigh in landlords’ decision to appoint the property to one of the interested candidates.

In short, viewings play an important part in the rental process, where transparancy and acquaintance take centre stage. It gives both candidates and landlords and their realtor the oppertunity to make the right and well-informed decision. A good basis for a successful rental period.
